You may use this website for your own purposes and print or download material from it, provided you do not change anything or use it commercially without our permission.
The information on this site is general guidance
The guides and service pages on this website explain how planning permission, permitted development, building regulations and construction preparation generally work in England. They are written for homeowners and kept up to date as carefully as we can, with reference to published government guidance.
However:
- They are general information, not professional advice for your property. Every site, council and project differs.
- The rules change. Planning legislation, permitted development limits, building regulations, application fees and council policies are all revised from time to time.
- Scotland, Wales and Northern Ireland have different rules, and our content does not cover them.
Before making a decision about your property, ask us — or your local authority — about your specific circumstances.
Our online tools
The build cost calculator, planning checker, "what can I build?" tool and builder quote checker are provided to help you plan.
- Cost figures are indicative market ranges, not quotes, and not our fees. Real costs depend on specification, site conditions, access, the builder and the market at the time.
- The planning checker is guidance, not a formal determination. Only your local planning authority can confirm whether your project needs permission, and a Lawful Development Certificate is the formal route to certainty.
- Nothing produced by these tools is a contract or a promise.
Prices quoted on this site
Prices shown for surveys, building regulations drawings and quote appraisal are correct at the date of publication and are confirmed in writing before any work begins. We are not VAT registered, so no VAT is added.
Our services
Any work we carry out is subject to a written proposal setting out the scope, fee and what is included. Nothing on this website is an offer capable of acceptance.
We do not use the title "architect", which is protected under the Architects Act 1997. We provide architectural design, planning, technical design and construction preparation services.
Liability
We take care over this website, but we do not promise it will always be available or error-free. To the extent permitted by law, we are not liable for any loss arising from reliance on general information on this site rather than advice given to you directly about your project.
Nothing in these terms limits our liability for death or personal injury caused by negligence, fraud, or anything else that cannot be excluded by law.
Intellectual property
The design, text, drawings and images on this site belong to us or are used with permission. Please do not reproduce them without asking.
Complaints
If something goes wrong, tell us. Email Nahyan@capitalarchitecture.co.uk with the details and we will acknowledge it within 5 working days and set out how we intend to resolve it. We hold professional indemnity insurance of £1 million.
Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
