Hand builders a set of drawings and each one prices a slightly different project. One leaves out the steel, another guesses at the kitchen, a third adds a large "provisional sum". Our scope of works and tender package defines the job properly, so every builder prices the same thing.

The problem with pricing from drawings alone

  • Items that aren't drawn get left out, then come back as "extras"
  • Builders make different assumptions about finishes and fittings
  • Provisional sums hide the real cost until work starts
  • You can't compare quotes like-for-like, so the cheapest can end up most expensive

What's in the package

  • Tender drawings: technical drawings coordinated with the structural design
  • Specification: materials, finishes and standards
  • Room-by-room schedule of works: exactly what's being done, where
  • Allowances for fixtures and fittings you haven't chosen yet, clearly stated

  • Pricing document: a structured form every builder fills in, so quotes line up
  • Programme expectations and a suggested payment schedule by stage

How the tender works

  1. Shortlist: normally three builders, including any you'd like to invite
  2. Issue: every builder receives the same package
  3. Site visits and questions: answers are shared with all bidders, so everyone prices on the same information
  4. Returns: quotes are received by a set deadline
  5. Tender report: we compare the quotes like-for-like and flag gaps, risks and questions

How many builders should I invite?

We normally invite three: enough for fair competition, and few enough that builders take the tender seriously.

Can I use my own builder?

Yes. A clear scope still protects you, even if only one builder is pricing.

What's a provisional sum?

An allowance for work that can't be priced yet. We keep these to a minimum so your quotes reflect the real cost.
